General Description
Yakama Nation Housing Authority is committed to providing safe, affordable housing to our community. As the Maintenance Repairer you will perform unskilled and semi-skilled maintenance and repair tasks on all YNHA properties, buildings, and units. Repairers must demonstrate knowledge of basic heating, carpentry, plumbing, and electricity. Operates and uses a wide variety of hand tools and equipment as needed to complete job duties. Adhere to and follow all YNHA policies, YNHA Adopted Building, Electrical, Plumbing Codes. Become familiar with pertinent standards, ordinances, and regulations mandated by HUD. Incumbent receives direction from and reports to the Maintenance Manager.
Essential Tasks:
The tasks listed below are those that represent the majority of the time spent working in this position. Management may assign tasks related to the type of work of the position as necessary.
- Demonstrate good judgment and reports problems to the Maintenance Security Coordinator and/or Maintenance Manager.
- Perform all duties and responsibilities in a timely and efficient manner according to established schedules, procedures, and polices.

- Ability to respond to schedule changes and/or after normal work hour
- Assists in major plumbing tasks such as replacing, rerouting waterlines, draw and vent systems, toilets, sinks, washer assembly, bath and shower assembly, frost free hose bib, etc.
- Assist in major electrical tasks such as cadet heater replacement, emergency furnace maintenance, electrical stove repair, porchlight replacement, etc.
- Assists in carpentry and millwork tasks as door replacement, window repair and replacement, cabinet feature repair, interior wall restoration, and flooring rehabilitation.
- Assists in moving heavy objects such as refrigerators, stoves, etc.
- Performs maintenance of grounds by cleaning up debris, mowing lawns, raking grass and leaves, trimming shrubs and trees, etc.
- Repairs window shades by measuring and cutting them.
- Performs preventative and routine maintenance and repairs to buildings, furniture, and fixtures.
- Performs floor-tile installations by removing the old tile, scraping down the floor to the surface to remove old cement, applying cement or glue to the floor surface and then laying the tile properly.
- Performs minor building and grounds maintenance and repairs through the use of such tools and equipment as common hand tools, grass cutters, wrenches, pipe cutters, drain augers, shovels, rakes, snowblower, caulking guns, trowels, etc.
- Clears snow and ice from buildings and grounds by shoveling, operating a snowplow, snow blower, etc. to ensure tenant safety.
- Maintains daily logs, workorders, and prepares written reports in a manner consistent with industry and HUD standards.
- Operates and uses a wide variety of hand tools, grass cutters, wrenches, pipe cutters, drain augers, shovels, rakes, lawnmowers, snow blowers, caulking guns, trowels, and ground maintenance equipment, as needed tocomplete duties. Repairers are responsible for knowing how to use and maintain power and hand tools, equipment, electrical or gas driven, in a safe and proper manner.
- Responsible for tools check out and ensure safe storage of tools when not in use. Return tools when finished.
- Maintains daily logs, work orders and prepares written reports in a manner consistent with industry and HUD standards.
- Be willing to Train or Cross Train with coworkers for team wide efficiency and growth.
- Performs a variety of other duties as assigned by supervisor.
- The incumbent is expected to continually follow up with supervisors and co-workers on all cases until the work is completed and any problems and/or concerns are resolved.
- Minor repair on appliances, Ranges, Refrigerators, dish washers, washers, dryer, etc.
- Mix Pesticides for sprayer applications for pests, and Herbicides for plant and weed control.
- Minor repair to electrical fixtures, light switch cover plates, receptacle cover plates, replace light fixtures,
- Minor repair to plumbing fixtures, replace kitchen faucet, bathroom faucet, toilet fixtures, shower spray heads, repair sink P-traps,

Environmental Hazards: The incumbent works indoors and outdoors and is exposed to extreme weather conditions, seasonal and year around. The incumbent may occasionally be subject to electrical shock hazards, dangerous heights, dangerous chemicals, and skin irritants (e.g., cleaning solutions, solvents, insecticides). The incumbent needs to be familiar with Personal Protective Equipment, PPE, and will be required to use such equipment as necessary; safety glasses/goggles, hearing protection, safety boots & gloves, Tyvek suits & booties. The incumbent may also be asked to be mask fit for a full or half mask respirator and used as required.
Education Requirements: Requires high school diploma, GED, or successful completion of technical school/training in a related field.
Experience Requirements: One (1) year of work experience that demonstrates the ability to perform the work outlined with experience in basic building/facility maintenance or related field doing plumbing, electrical, carpentry, and painting. Familiarity with maintenance procedures and protocols is a plus.
Special Certifications and Licenses: Requires a valid driver's license at the time of appointment and throughout employment is required for this position. Must qualify to drive an YNHA company vehicle through insurance provider.
